Commercial Manager

Regional Area

 The provision of Vercity Consultancy’s commercial support to our portfolio of Projects. This will include providing support to operational projects on the management and delivery of variations, ensuring compliance with contractual obligations, managing and assisting in disputes and managing service provider replacement. 



Home based but could involve significant travel to different Vercity locations around the UK.

Commercial Consultancy Director

Where a Commercial Manager is responsible for more than one project any reference to the singular should be read as plural as relevant.

Key Responsibilities

 Cross Project Commercial Responsibilities 

1. Provide commercial support and advice to the SPV management teams and Project Board’s to minimise risk/ liabilities; 

2. Provide commercial management support on ‘additional works’ procurement and advice to the SPV management teams and Project Board’s to minimize risk/ liabilities; 

3. Provide commercial management support on ‘reactive maintenance’ procurement and advice to the SPV management teams and Project Board’s to minimize risk/ liabilities; 

4. Manage the contract variations processes in line with all contractual documents including ensuring inputs to the financial model are provided to the finance team on a timely basis; 

5. Provide commercial advice and support to operational project specifically to deal with matters of contractual dispute; 

6. Provide appropriate advice to all parties regarding queries; 


 1. Maintain a programme of personal professional development. 

2. Contribute to Vercity peer review audits and periodic Vercity and SPV meetings as required. 

3. Ensure that confidential information is not disclosed about the Company or its associated companies (including information regarding students, patients and staff) to any unauthorised member of staff, or to anyone outside the employment of the company. In addition, abide by the confidentiality policies of the Authority and Project Co. 

4. Undertake other duties as requested by the Commercial Consultancy Director or Directors of Vercity Social Infrastructure (UK) Ltd as is reasonable and in accordance with Vercity’s delivery of contract requirements. 

This job description is intended to reflect, in outline, the responsibilities of the post-holder which may change over time with the Corporate and local business needs of Vercity and the particular PFI contract. It will therefore, be subject to periodic review.

Person Specification

Experience and Competencies


    • The job holder will have experience in the FM industry with specific knowledge of the costs of carrying out services and providing materials and equipment. 
    • Knowledge of PFI Project Agreements and the interdependencies of the various sub-contract arrangements. 
    • An appreciation of Project Documents and contractual obligations of SPV companies. 
    • Management of PFI subcontract arrangements and their appropriate provisions. 
    • Oversight of PFI payment mechanisms. 



    • Good presentational and communication skills 
    • Strong intellect and desire to succeed. Focused on delivery and success. 
    • Strong commercial edge but with a sensitivity to client needs and requirements. 

    Personal Attributes


    • Proven ability to work effectively with a broad range of stakeholders on a major project (including finance, design, construction and service provision). 
    • To be able to act at a senior level with all stakeholders (including lawyers, financiers, investors). 
    • Experience of the commercial and legal structures of PFI, an understanding of the business proposition, risk management and funding issues on major commercially complex projects. 
    • Experience in co-ordinating with multi-disciplinary teams 
    • Desirable to have a broad knowledge of the key success/failure factors related to the specific sector or project. Additional relevant experience may include facilities management/lifecycle. 
    • Desirable to be able to demonstrate a strong sense of corporate social responsibility, balancing the interests of stakeholders. 

    Qualifications and Knowledge


    • Membership of a professional body involved in relevant field. 
    • Working to complex Project Agreements. 
    • The funding and contractual structure of PFI projects. 
    • Hard FM maintenance regimes.
